BOUTIQUE HOTEL WITH PARKLAND AND OUTDOOR POOL
Description
BOUTIQUE HOTEL WITH THE HISTORY + PARKLAND AND OUTDOOR POOL
The Castle
The castle has an area of approximately 1,200 m². We enter the magnificently decorated lobby and reception area, reflecting the old majestic splendor of bygone times – a true delight for anyone who appreciates the extraordinary.
On the ground floor, there is a 96 m² large breakfast room with terrace, a spacious ballroom of 139 m² with its own terrace, a toilet, and a room for preparing breakfasts/banquets.
On the first floor, there are several light-filled, elegantly furnished salons with fireplaces that create a cozy and inviting atmosphere, 4 rooms with bathrooms, 1 double family room with bathroom, and 1 junior suite with its own living room and terrace. Also on the first floor, there is a kitchen and a tea kitchen, adjacent to a bathroom with bathtub, shower, sink, and toilet for the staff.
The basement offers ample space for a generous fitness and wellness area with whirlpool, sauna, showers, as well as two cozily furnished wine cellars, technical rooms, storage rooms, and laundry rooms. A building permit granted by the building authority for the creation of an attic suite with terrace is already available.
The Parkland
The historic castle is set in a representative and lovingly maintained parkland of about 2,000 m² with old trees. A path paved with granite stones leads from the front side of the house along rose beds directly to a heated outdoor pool measuring approximately 6 x 12 m and about 1.50 m deep, with ample space for sun loungers.
The Renovation
During the major renovation from 2012 to 2014, among other things, a gas central heating system, partly underfloor heating, was installed, and the entire building, with the exception of the raw attic, was completely renovated. A notice for the building authority-approved roof extension is already in place.
The Potential
The approximately 1,200 m² usable area can be expanded by about 341 m² through the building authority-approved attic extension. The castle is ideally suited as a day clinic, hotel, or even for a large family - to continue the tradition of the house.

Baden The foothills of the Vienna Woods extend as the so-called Helenental, a section of the Schwechat Valley, west of Baden bei Wien in the state of Lower Austria. The former hunting ground of the Habsburgs has transformed over the centuries into a nature reserve and a popular excursion destination, which still retains its idyllic romance today. Nature lovers, spa guests, and those seeking relaxation can explore the hiking trails of the Helenental in every season, either on foot or by bike. The ruins of Rauheneck, Rauhenstein, and Scharfeneck, the Cholerakapelle, the Urtelstein, the Jubileumswarte near Soos - a neighboring municipality - or the Beethoven hiking trail are just a few of the many options. The cultural city of Baden has historically inspired composers such as Wolfgang Amadeus Mozart and Ludwig van Beethoven, effectively carrying this historically grown tradition into the modern age. Opera, operetta, and theater performances, various cultural festivals, and exhibitions are held, to name just a few. The city features not only the Römertherme and the thermal beach pool in Baden and the casino but also has its own state hospital, medical center, kindergartens, primary schools, and the BG and BRG Baden high schools. There is also a comprehensive range of shops, service providers, and gastronomy businesses available. + Federal Road 210 + Federal Road 212 + A2 South Motorway + Rapid transit lines S1, S2, S3, S4 + Badener Local Railway R + Regional Express REX + Vienna Airport, approx. 40 km
